New Form Of Price Drop In Solano Agricultural Land. Non Compliant Farm Land Owners To Be Hit By State.

Drops In Solano Agricultural Land Prices Predicted. Huge Drops Already Happening.  More Reasons To Worry. Honest Owners Have Less To Worry About Though.

California will be forcing many structures on watershed land to be torn down.

Why does this blog predict a drop in agricultural land prices? The economy and lack of cash are nothing new.  Banks dislike lending on non productive agricultural raw land (unfarmed land).

Buyers may need to pay in cash.  Fewer buyers have the cash, and don’t want to take the risks in buying a money loser.

New laws make it less profitable to own and retain agricultural land unless it is actively being farmed.  Steep land can’t be farmed easily due to erosion control, etc.  Cattle grazing might earn a land owner $500 a month or less – not enough to cover maintenance or legal compliance costs.

All protected California watershed land will probably have to be paying a $150 fee per structure on the land. Even a falling down ramshackle former shed may need to pay the $150 every year – that comes to $1,500 every decade.  This blog predicts the fee will rise in future years to perhaps $5000 a decade.  Currently the maximum annual fee per property may be $3000. Check with your Solano real estate attorney on this and all matters as this blog simply brainstorms information. The $150 fee applies to SRA (State Responsibility Areas) which may or may not be watershed land.

The state is forcing Solano watershed land to crack down on dangerous activity on Solano agricultural land.  Illegal construction is rampant throughout the unincorporated areas. So new protected California watershed land state laws can make it illegal to do any improvements to a structure if the structure has work done without building permits. If the work is to be done on protected California watershed land, then the rest of the structure into compliance. For example, a Solano agricultural landowner might wish to add a fancy bathroom to his protected California watershed land house.  He or she must first make the exterior of the entire house less likely to catch fire from a forest fire in the protected California watershed land district.

Solano agricultural landowners in watershed districts will be hit by tougher sanctions.  Solano watershed zoned property owners have tighter restrictions going into effect January 2014.

Friday 13th Fire In Fairfield
